We redress the balance and offer full buyer representation and support, whether our clients are looking for a UK base, investment property, land and development opportunities, a rental portfolio or are simply under offer and under pressure to find their next home.

Creating a personalised, bespoke search criteria, we help clients identify and secure the best properties in London and the home counties, including exclusive off-market opportunities not listed publicly.

OQO will oversee the entire purchase process, from sourcing the property, undertaking due diligence to ensure best value, negotiating the best price on your behalf and liaising with all parties including; estate agents, solicitors, financial advisors, surveyors and other professional advisors and third parties until the purchase is complete.

We only take a limited number of clients on board at any one time to ensure we are absolutely focussed on our buyers needs.

SEARCH PROCESS

  • The first phase of the process is to arrange a consultation meeting with us, whether in person or virtually, to discuss your exacting requirements.

    This allows us to talk in detail about how the service works and how it would be aligned with your needs.

    OQO work closely with their clients from the outset to determine a definitive brief on which to base a focused search of the market for suitable properties or investments.

    Lifestyle considerations and investment requirements will be at the forefront of the search on the most suitable areas, planning status, architectural styles, rooms, external space and amenities required for the client.

    Throughout the search process amendments to the initial brief are often made as priorities and budgets can change and the search area and property type often becomes further tailored to find the perfect property.

    We will listen and advise on market conditions, area specifics, investment potential (and how to capitalise on this) and maximise what is achievable for your budget in your desired area of search.

    If you need advice on areas or locations in or outside London which may best suit your requirements, we will guide you and outline all possibilities within your budget.

    You will be advised and assisted by the company Director who will be your single point of contact throughout the process and transaction.

    At this stage OQO will also advise you about out trusted network of tax advisors, mortgage brokers, solicitors & surveyors; a crucial step in order to be able to act quickly once a property has been sourced.

    OQO will utilise all of its contacts and expertise to source the ideal property for you.

  • Once a client decides on the property they would like to secure, OQO will conduct detailed and meticulous due diligence including details such as:

    • Sourcing comparable sales figures of similar local properties to ensure the client will achieve maximum value and not overpay.

    • Review and analyse the current market in that area to gauge market trends, providing you with an informed overview before proceeding.

    • Determine the seller’s situation and motivation and how that may positively impact forward negotiations.

    • Obtain any information relating to the property that may influence the price or future saleability.

    • Consider how much money may need to be spent on the property for repairs or refurbishments and how this might affect the value.

    Due diligence may result in OQO recommending that the client does not pursue a particular property if something adverse is identified during this process.

  • Upon instruction, OQO will investigate the entire market thoroughly for suitable opportunities.

    We proactively source property which is being openly marketed through estate agents or listed ‘off-market’ through third party agents, landlords, developers & private owners, utilising our extensive network of contacts.

    This thorough approach will often yield opportunities that may otherwise be unavailable to normal buyers.

    OQO has long standing relationships with estate agents across London and the Home Counties and we are often the first to be contacted about upcoming properties because they trust and value our professionalism and efficiency.

    Carefully selected properties are inspected in person by us, and we will create a curated short list of the most suitable properties for our clients review.

    If the client is interested in the property options provided by OQO, a client viewing is arranged, either virtually or in person, as is appropriate.

    In many instances, a virtual video tour is arranged prior to the client viewing in person.

  • OQO will accompany clients on all viewings, advising on the positives as well as any negatives of each property which will have been diligently researched.

    We will only propose a client inspection in person if the property is absolutely suitable.

    The process of researching and previewing on the client’s behalf can save considerable time and effort, both of which very few of our clients have.

  • OQO are masters at negotiation and believe that we can save our clients significant money at this stage in the process.

    We will have evaluated the seller’s circumstances and their need to sell.

    In some cases, the sale may be distressed, or the seller is under pressure to sell due to financial or personal circumstances.

    Based on the seller’s situation, OQO will outline the most appropriate negotiation strategy based on facts we have collated, and any competition we may encounter from other buyers.

    There will be incidences whereby the seller is in a strong position, is not under pressure to sell and the property is highly desirable- we will also advise of the best plan of action under these circumstances.

    Once the strategy is signed off by the client, we will then enter negotiations with the selling agent or vendor directly, depending on how the property has been sourced.

    In instances where the vendor has more than one bid to consider, we would advise our clients on how to put themselves in the best possible position to win the purchase and this will often mean acting fast in terms of the purchase process.

    Our relationship with the selling agent will also often play a positive role in winning the bid.

    Our sole objective is to ensure that our client is entering negotiations as well informed and well equipped as possible, supported by a strong strategy to achieve the best possible outcome.

    Ultimately OQO endeavour to achieve the best possible price and the most favourable terms for our clients.

  • Upon an offer being accepted, OQO proactively co-ordinates all parties and oversees the entire process on their client’s behalf, ensuring it’s as stress-free and time efficient as possible.

    We will liaise with selling agents, solicitors and surveyors where necessary.

    OQO will undertake reading through surveyor’s reports and providing feedback, to liaising with any contractors to obtain quotes between exchange and completion of sales contracts, and we can provide objective guidance as and when required.

    Recommending trusted, known professionals such as solicitors, interior designers and removals companies to small items such as collecting the keys and taking utility meter readings is all inclusive of the service.
